Cashmere Oaks

Clients Cashmere Partnership

Detail The site presented several challenges being between a railway corridor and a state highway on the northern urban fringe of Masterton. The client desired a subdivision with its own unique character while blending and complementing its surrounds making the most of the expansive views of the mountains to the west.

Tomlinson & Carruthers as project managers implemented a process to achieve the best outcome for the client. After the site was first topographical surveyed using GPS, civil and traffic engineers assessed and designed the most efficient routes for access and services.

As the site was zoned rural, our firm was best suited to steer the proposed subdivision through the resource consents process. The site now forms a key part of the Future Development Area in the Wairarapa Combined District Plan.

Key elements in the design include the landscaping along the State Highway frontage, the traffic design of the entrance, the urban design of the road reserve and the orientation of lots to maximise sunlight and view towards the mountains. The first stage contains 9 lots but eventually it is intended to grow reflecting the demand for the Wairarapa peri-urban lifestyle.

Carrington Drive

Detail  The client had a concept that Tomlinson & Carruthers extended & implemented to a fully designed per-urban and lifestyle subdivision.

The location of the site on the northern urban fringe of Carterton with expansive views of the Tararuas and close to many attractions was a desirable location for a lifestyle community targeted at the young and teenage family market.

The design philosophy Tomlinson & Carruthers applied for the site was a blend of lifestyles starting with larger urban lots in the urban zone, then peri-urban (2000-4000m) lots in the body of the site with rural residential lifestyle lots on the perimeter of the site gaining access to a rural road. The provision of a park and reserve linking with the rural road provided desirable walking and recreational routes.

The overall layout also minimized the amount of materials used for services such as roading, sewerage, electricity and phone.

Elmsted

Detail The client, a building company, wanted a unique and modern environment with a variety of options available. Each site needed to provide for a show home quality building with street appeal.

Tomlinson & Carruthers worked closely with the client to achieve a unique place. The use of cul-de-sacs to generate open space, view shafts and sunlight achieved privacy and community simultaneously.

Fox Street

The client wanted a subdivision that provided an amenity consistent with the colonial pioneer architecture predominant in the Featherston area while providing modern building methods and conveniences. Due to the nature of the site, being a contaminated site, it was clear that a master plan approach was required to ensure a value added result.

Tomlinson & Carruthers worked closely with the client and the design team at Houseworx to achieve a unique place. The use of the road corridor and cul-de-sac to generate open space, view shafts and sunlight achieved privacy and community simultaneously. The client proposes building the two houses fronting Fox Street first to set an amenity for the subdivision while construction continues behind.
